A Tale of Two Codes: Adapting Your Approach to Net Zero New Construction

This new construction focused webinar featured 2 net zero homes — one in Western Springs, IL and one in Boulder, CO. Scott Sanders and Nate Kipnis discussed the approaches taken for these homes — representing varied market demands and different code requirements.
The Western Springs, IL home raises the standards and expectations for indoor air quality, comfort, and durability to address today’s health concerns and requirements. This home will include solar panels, electric vehicle charging station, heat pump and tankless water heating, advanced water protection, and superior insulation.
Brightleaf Homes is a committed partner to the Zero Energy Ready Homes program in addition to putting electric HVAC and water heating in this home. All Brightleaf Homes have LED fixtures, advanced insulation, and windows that reflect hot summer sun or are oriented to maximize the natural light all for the purpose of reducing the demand for energy in a home. A portion of the energy demand is offset through the home’s energy production, using solar panels. This home is pursuing the ENERGY STAR for Homes, DOE Zero Energy Ready, EPA Indoor AirPLUS and EPA WaterSense certifications.
Nate Kipnis shares the inspiration behind a net zero Boulder, CO home, producing more power than it uses on an annual basis. Given its mountain location and the desire of the client, it is also planned as an off grid home. To stay operational even when the owner isn’t home, a battery array that powers the house gets its power from the large solar PV array, and, when needed, from a propane powered generator.
As noted above, the home is planned to be net zero for its energy use. This will be achieved by combining a smaller footprint home, a very tight perimeter shell, being all electric (HVAC, water heating, dryer and cooktop), integrating a 24 panel, 9 kWh solar PV array with a series of batteries.
